Property Description

Bring your friends or keep your new honey hole to yourself! This 40-acre lot in remote, rural
Sweetwater County is the perfect site for your next hunting camp. Thousands of acres of BLM
land is walking distance from this property – just 1,300 feet to the north or the east, and 2,500
feet to the west. Access is easy just 800 feet off Tipton-North Road. You will have lots of
privacy to enjoy your land your way here with the closest neighbor almost nine miles away. This
area has plentiful pronghorn, mule deer, sage grouse, and coyotes, or you can venture into the
nearby mountains to pursue elk and moose. Build an off-grid cabin here for a long stay or bring
your camper for a shorter one.

When you need supplies, Rawlins and Rock Springs are both 75 miles away. Rawlins is a
smaller community with just 8,800 residents, but you can find all your basic supplies here as well
as small-town hospitality. Spend a day in town exploring the Wyoming Frontier Prison Museum
or the Carbon County Museum. Rock Springs is a larger community with 23,000 residents.
Every summer, usually during the first week of August, thousands of people flock to town for
Wyoming’s Big Show, featuring carnival rides, 4H exhibits, concerts, and food trucks. When
you want more options, Salt Lake City and Denver are both less than four hours from this
property.

This 40-acre lot is waiting for you to make it your private hunting camp, but at this price it will
not last long.
