The Blackbuck Property in Menard County, Texas is an exceptional recreational property for anyone looking for wildlife opportunities with beautiful views of the Texas Hill Country! This acreage is conveniently located only 1-hour southeast of San Angelo, TX near the historic Fort McKavett. For further convenience, the cities of Brady and Menard are a short drive east for the conveniences and items such as groceries and fuel. This area of Texas is renowned for rolling Live Oak covered hills with crystal clear flowing creeks and thriving populations of wildlife. The Blackbuck Property sits within the Menard County Ranch, providing all-weather graveled road access and two secure pipe gated entrances for peace of mind.

The 60 acres has a nice mix of mesquite lowland bottoms with live oak covered hilltops throughout. In fact, many of these hilltops provide breathtaking views of the Texas countryside and have the potential for beautiful home sites. Electrical utility service is available from the southwest corner of the property just a short distance away. These oak motts are also a great draw for the plentiful wildlife in the area as they provide both cover and outstanding food source when the acorns begin to fall. Additionally, the lower regions of the property have several areas of thick native grasses that further enhance the nutrition for game in the area.

Hunting on the Blackbuck Property is phenomenal with several feeder and blind setups in place that provide great views along the heavily used game trails that crisscross the ranch. Existing perimeter fencing is excellent on two sides, which makes the Blackbuck Property highly desirable as it shares two of its boundaries with a large high fenced ranch to the north and east. Although existing fencing is in excellent condition, it is very common to see deer and exotic wildlife passing freely under this fence. Interior property roads are in great condition and allow access to all areas of the property without disrupting wildlife in the central areas of the property. The Blackbuck Property is a great recreational property with outstanding building potential along a quiet and beautiful stretch of Central Texas.

Improvements: Electrical Utilities Available, Excellent Existing Perimeter Fencing, Gated Pipe Entrances, All-Weather Gravel Road Access, and Interior Road System.

Wildlife: Whitetail Deer, Dove, Turkey, Quail, Exotics, & Wild Hog.

Title Policy: We purchased the property with a title policy at our expense and will provide a copy to the buyer as a part of customary title due diligence. If the buyer wants a new title policy, it will be at the buyer's expense.

Survey: We do not have a survey of the property. A new survey, if desired or required, will be at the buyer's expense.
